In the September 2026 round, 12 of the 21 lenders we track recorded a change to their home loan rates, each of 0.25%. The median effective date was 9 October 2026. Bank of QLD moved first, effective 2 October 2026, 7 days ahead of the median. We have not recorded a change in this round for 9 lenders: AFG Home Loans - Alpha, AFG Home Loans - Bright, Bank Australia, Bank of Sydney, Great Southern Bank, Health Professionals Bank, People First Bank, Suncorp and UBank. What is a home loan reference rate?

Most lenders price their variable rate home loans using a reference rate. Individual loans are then priced off the reference rate by offering customers a discount. When a lender changes a reference rate, it is required under the National Credit Code to notify affected customers of the change to their interest rate.

Changes to home loan reference rates are typically made when the Reserve Bank of Australia ('RBA') changes the official cash rate, although lenders can and sometimes do change their reference rates independently of the RBA. This page is designed to give you an overview of current and historical rate changes.

Rate changes are grouped by lender, newest first, showing the last 3 changes we have recorded for each lender. Dates shown are the date the change takes effect.

How this page is compiled

Rate changes are recorded from lender notifications received through the AFG aggregator panel and published once the change is confirmed. A change shown as 0.25% means the rate moved by 0.25 — for example from 6.09% to 6.34% — not by a quarter of one per cent of the rate. Figures are the change to the lender’s rates, not the rate on any particular loan — the rate a borrower pays depends on the discount that applies to their loan, so a lender’s change does not move every product by the same amount. Current product rates, with their comparison rates, are on each lender page. Where this page compares how quickly lenders moved, the comparison is against the median effective date of the lenders we recorded a change for in the same round.
